Idaho Luxury Foreclosures
Check out these new Short Sale Deals:
New short sale in Nampa, right on Lake Lowell. Fully irrigated 1.25 acres that are fully fenced. Has two wells, a custom pool and a guest house! 5 bedrooms, 5,200+ square feet of living space. Only one lender, so a short sale process should be fairly smooth. They are asking for $499,000, but I would recommend an offer of $390,000.
New short sale in Eagle on 1 acre in a great family friendly neighborhood. I have been watching this home for quite some time. It is a beautiful home that has been overpriced compared to the foreclosures on the market, so the sellers just decided to do a short sale and have slashed the price down to $569,000. They started at $989,000. If you are the first offer in on this place, I think you have a chance at picking it up for mid to high $400's.
New short sale foreclosure in McCall on 6.54 acres. Perfect getaway home for winter and summer fun. They are asking $495,000, but I would be tempted to submit an offer for $375,000 and see what happens.

Eagle Foreclosure Tour - This Saturday!
We are hosting a special educational foreclosure home tour this Saturday, July 31st at 10am.
During the tour, you will be able to walk through 5 foreclosed or short sale homes in Eagle. They are priced between $400,000 - $750,000. We will simply meet at the first home and then caravan from home to home. The educational tour should finish in about 90-120 minutes.
This special tour is a great way for you to learn more about the foreclosure market because you will be able to see and evaluate each home inside and out. You'll even be able to have all of your questions answered by a foreclosure specialist.
At the first home, you'll receive a special educational foreclosure tour packet which will include the following:
1. Details on each home included in the tour 2. A map, in case you get stranded from the caravan 3. A Summary of the real estate market statistics including recent comparable home sales, the average length of time it takes to sell a home today and the average selling prices of homes in the area.
This is a no-pressure, no sales-pitch educational tour. Our goal is to simply help you learn about the current foreclosure opportunities available. You might even find that buying a foreclosed home isn't for you.
Each tour is limited to 10 because the caravan process becomes challenging with more attendees. Tour spaces will be given on a first come, first served basis.
